Description: Adaptive reuse project transformed part of a 366,699 square foot book publishing facility—previously remodeled as high-tech office space—into shell space for a series of 4,000- to 6,000-square foot spec lab suites for start-up and early stage businesses. About 85,000 contiguous rentable square feet received infrastructure upgrades, and common facilities were provided (glasswash/autoclave, RODI water, lab air/vacuum, and a central acid waste neutralization system). Portions of a mezzanine level were removed to create two-story lab environments along the building perimeter. Special care was taken when making HVAC upgrades to preserve the integrity of the historic exterior.
