Project team (all of Seattle except where indicated): TES Properties LLC/National Development Council, Ridgefield, N.J. (project owner, leasing building to Tacoma); Lorig Associates LLC (developer); Perkins+Will (architecture); Flack+Kurtz (MEP engineering); AHBL Inc., Tacoma (civil/structural engineering); Turner Construction (general contractor).

Completion date: Spring 2010.

Description: Environmental services and research lab will house government and academic groups that collaborate on policymaking, research and enforcement designed to address pollution problems facing urban communities. Facility is located on the east shore of the Thea Foss Waterway on a former Superfund site. The program includes research labs, support, cleanrooms, offices and an L-shaped dock that can accommodate seagoing research vessels. A conference room is open to the public, and educational signage explains testing and research activities and green building features. On track for LEED Platinum, the project’s sustainability strategies include 95% lighting by daylighting, solar-power-ready electrical infrastructure, a 12,000-ft2 green roof, two 36,000-gal cisterns to capture rainwater and gray water for reuse, operable windows, ceiling fans, radiant floor heating/cooling, a high-efficiency geoexchange loop.
